The owner wanted to renovate an existing retail market property located in Troutdale, Oregon that is approximately 426,006 SF and has four buildings. The renovation was intended to revitalize the mostly vacant shopping center. Given the complexity of the project and short timeline the project was organized into two projects. Project one consisted of the exterior remodel of one of the buildings as well as land use for the entire site which identified the future (phased) improvements. The remodel included new exterior materials and entry elements to better give the building a sense of identity as well as a full seismic upgrade to accommodate the educational use. Part of the interior was modified to allow for future flexibility for a variety of tenants including, but not limited to retail and/or dining. Project two consisted of the interior remodel of a portion of one of the buildings for a Charter School as well as land use for a conditional use to allow development in a mercantile use to be used for non-mercantile educational use.
