This project involves the complete interior and exterior renovation of an existing 1960’s two-story brick building. One of the design goals was to create an interior axis connection the adjacent building through a central corridor, increasing visibility and circulation. A new custom-designed staircase and new elevator services tenant spaces on the first and second levels. Exposed concrete walls have been sand-blasted and sealed, with concrete waffle slabs exposed at the ceilings. New plumbing, electrical, HVAC and fire protection system upgrades, and new high-efficiency LED lighting throughout.

Another goal was to design the exterior in a way in which definied a presence, giving character to the building and setting it apart from the adjacent 5-story. Existing exterior steel formwork was demolished to reveal the building form beneath. Second story windows were enlarged and defined. A new conference room at the west elevation extends to the face of the property in a previously recessed void, giving light and character to the space. The exterior utilizes real wood composite panels and concrete-look fiber cement board to soften the previously hard-looking facade.
